100% Financing –
A 100% program provides applicants with
good credit the ability to obtain a home loan with no money down. Some
programs also allow the borrower to finance an additional 3% for closing costs
and receive 3% from the Seller.
80/20 Combo Loan –
Provides 100% financing and avoids
the monthly payments of Mortgage Insurance (MI). The applicant can hold onto
their liquid assets for investments other than down payments.
Stated Income Mortgages –
Provides the applicant the ability
to obtain home loans with no income verification; available for purchasing and
refinancing. In most cases, the applicant must have demonstrated a high
regard for their financial obligations. Great for the self –employed.
Teacher Program – this unique program is designed to help teachers
and school administrators to obtain a home with no down payment.
Home Equity Line of Credit –
a subordinated lien which
gives the applicant the flexibility to use the equity in their home to finance
home improvements, tuition, recreation needs, the purchase of real estate
and/or any other cash need the customer has.
FHA / VA Loans – Federally Insured or
Guaranteed Loans which allow little or no down payment, maximum sellers
assist, and reduced or no Mortgage Insurance (MI).
Cash Out Refinancing –
allows an applicant to refinance their current mortgage and obtain additional cash at
the same time.
